In the evolving landscape of Auckland’s housing, unlocking the potential of underutilised land is key to creating smart, sustainable communities. This case study details how PN Projects partnered with a local investor to transform a large, vacant section in Flat Bush into a thriving, high-quality development of five modern terrace homes—a project that maximised yield without compromising on design, quality, or liveability.

The Challenge & The Vision

Our client owned a generous 1,200sqm corner section in a well-established Flat Bush neighbourhood. While the land had significant potential, it presented clear challenges: a noticeable cross-fall (slope) across the site and the need to navigate Auckland’s then-new Medium Density Residential Standards (MDRS). The vision was clear: to create a development that felt like a cohesive part of the community, offered contemporary, low-maintenance living, and delivered a strong return on investment through efficient design and construction.

Phase 1: Strategic Feasibility & Smart Design

The project began with our comprehensive Site Feasibility Assessment. This crucial step confirmed the site’s capacity for five homes under the MDRS, while also identifying the slope as the primary technical challenge. With this clarity, our in-house design team got to work.

The design solution was elegant and efficient. We orientated the five two-storey terraces to face a newly created, shared private driveway off the side street, preserving streetscape appeal. To address the slope, we designed a stepped foundation plan, with each dwelling subtly levelled, avoiding the need for massive and expensive cut-and-fill or towering retaining walls. The architecture featured clean lines, a mix of robust brick and textured cladding, and large windows to flood the interiors with north-facing light—a prime example of passive design principles in a medium-density context.

Phase 2: Navigating Consent & Pre-Construction

As a Complying Development under the MDRS, the project qualified for a streamlined Building Consent process, bypassing the need for a full Resource Consent. Our integrated team managed this seamlessly. The detailed engineering for the stepped foundations and shared services was critical here. Simultaneously, founder Omkar Angurala’s quantity surveying expertise was deployed for precise cost planning and procurement, locking in materials and subcontractors before construction began, ensuring budget certainty.

Phase 3: Efficient Construction & Quality Execution

On site, our project management precision came to the fore. The sequenced, stepped construction was managed like a well-orchestrated programme. Despite the slope, the build progressed efficiently. We implemented a repetitive construction methodology for the terraces, which streamlined framing, cladding, and fit-out, maintaining high-quality control across all five units. Key to the project’s success was the early installation of the shared underground services—drainage, water, and power—for the entire development, preventing costly rework.

Phase 4: The Result: Community & Value Created

In just under 14 months from initial assessment to final Code Compliance Certificate (CCC), the transformation was complete. Where there was one vacant section, now stand five light-filled, three-bedroom homes. Each features modern open-plan living, private outdoor courtyards, and high-spec finishes. The development feels intentional and premium, enhancing the local area.

For our client, the project was a commercial success, achieving excellent rental yields and significant capital appreciation. For the community, it provided five much-needed, quality homes for families.
