1. What exactly is included in your Design and Build service?

Our Design and Build service is a complete, start-to-finish solution. It includes initial concept design, detailed architectural plans, engineering, council consent management, all construction work, interior fit-out, and final handover. We manage every aspect under one fixed-price contract, with our in-house team ensuring seamless coordination from your first idea to receiving the keys.

Our fixed-price contract is based on your fully detailed and approved plans and specifications. Once these are locked in, the price is guaranteed. The only thing that can change the contract price is a formal “variation”—a change you request after sign-off (like upgrading finishes or altering the layout). We will always provide a transparent written quote for any variation before proceeding, ensuring you remain in full control of your budget.

Very involved. We believe it’s your home, and our process is highly collaborative. You’ll work directly with our architects and Omkar throughout the design phase. We’ll present concepts, develop layouts, and select materials together, incorporating your feedback at every stage to ensure the final design truly reflects your vision, lifestyle, and taste.
