1. What is the difference between a duplex and a subdivision?

A duplex is two dwellings on a single title, often under one roof.

A subdivision legally splits the land into two (or more) separate freehold titles. A duplex can often be a first step, with the potential to later subdivide if desired. We can design with future subdivision in mind.

In most of Auckland’s residential zones, thanks to the MDRS, the answer is likely yes. The rules generally allow for three dwellings of three storeys on a qualifying site.
